Ten-Year Studio Home

Kanan Road Films & Studios intends to establish its long-term production headquarters through a ten-year lease on a 95,000 square-foot, four-story warehouse sound stage facility located inland of Malibu, California.

The facility is designed to support the long-term execution of the Kanan Road Films slate while significantly reducing production costs, increasing operational flexibility, improving production quality, and lowering financial risk.

The 95,000 square-foot facility is designed to support dedicated Film Headquarters for every active motion picture in the Kanan Road Films slate.

A FILM STUDIO BUILT FOR THE ENTIRE SLATE

Unlike traditional independent productions that rely on short-term sound stage rentals, Kanan Road Films intends to utilize a dedicated production facility capable of supporting multiple motion pictures simultaneously.

The facility will serve as a permanent home for sound stages, standing sets, production offices, casting operations, art departments, wardrobe departments, prop departments, editing suites, visual effects review rooms, story development rooms, franchise continuity rooms, marketing and poster development, and production headquarters for active films.

The facility is designed to function as a long-term cinematic ecosystem rather than a temporary production location.

FILM HEADQUARTERS DOCTRINE

Kanan Road Films & Studios formally adopts a Film Headquarters operating model.

Every active motion picture receives its own dedicated Film Headquarters within the studio facility.

These headquarters are not temporary office spaces.

They function as permanent creative and operational command centers throughout development, pre-production, production, post-production, marketing, and franchise continuity planning.

Each Film Headquarters may serve as the central location for director meetings, producer meetings, writer meetings, cast meetings, department head meetings, table reads, storyboarding, concept art reviews, production design reviews, costume reviews, visual effects reviews, editorial reviews, marketing reviews, franchise continuity reviews, investor presentations, press preparation, and talent preparation.

Each Film Headquarters becomes a living operational environment dedicated exclusively to its respective motion picture.

ONE FILM. ONE HEADQUARTERS.

Rather than moving from office to office throughout production, each motion picture maintains a permanent home inside the studio.

Storyboards remain visible.

Concept art remains visible.

Schedules remain visible.

Production documents remain visible.

Visual continuity remains visible.

The creative identity of the film remains continuously present throughout the production process.

This approach improves communication, preserves continuity, reduces operational friction, and strengthens creative alignment across departments.

A STUDIO OF CINEMATIC WORLDS

As the Kanan Road Films slate expands, multiple Film Headquarters may operate simultaneously throughout the facility.

One room may be developing a screenplay.

Another may be preparing production.

Another may be editing.

Another may be planning a sequel.

The studio therefore functions not as a single production office but as a collection of living cinematic worlds operating under one roof.

MULTI-FILM PRODUCTION ADVANTAGE

One of the largest advantages of a permanent studio facility is the ability to support multiple productions harmoniously.

While one film enters post-production, another may enter pre-production.

While one set is filming, another set may be under construction.

While one director is editing, another may be conducting rehearsals.

This operational overlap dramatically improves efficiency while reducing downtime across the slate.

The studio is not designed around a single film.

It is designed around decades of filmmaking.

STANDING SET STRATEGY

Traditional productions frequently dismantle sets immediately after filming concludes.

Kanan Road Films intends to maintain key standing sets whenever practical until the motion picture is fully completed.

This strategy allows reshoots, additional photography, dialogue pickups, editorial adjustments, alternate scene filming, and franchise continuity reviews without requiring expensive set reconstruction.

Directors gain creative flexibility.

Producers gain schedule flexibility.

Investors gain reduced financial risk.

RESHOOT ADVANTAGE

Because sets remain standing, the studio can return to production quickly and economically if improvements are identified during editing.

Instead of rebuilding an entire set weeks or months later, production can simply reactivate the existing environment.

This significantly reduces reconstruction costs, schedule disruptions, production delays, and creative compromises.

WEATHER PROTECTION

Traditional productions are vulnerable to weather interruptions, including rain, wind, extreme temperatures, and unexpected environmental conditions.

A dedicated four-story warehouse allows production teams to shift immediately to indoor filming when necessary.

The facility functions as a permanent cover-set environment.

Production continues.

Budgets remain protected.

Schedules remain intact.

INSURANCE RISK REDUCTION

Insurance underwriters generally view controlled sound stage environments as significantly lower risk than location-based productions.

By converting location risk into sound stage risk, Kanan Road Films expects to reduce exposure related to weather delays, property damage, third-party liability, production interruptions, equipment security concerns, and cast scheduling disruptions.

The studio's operational model may substantially reduce insurance costs compared with traditional independent productions.

CAST PROTECTION THROUGH SCHEDULE REDUNDANCY

One of the greatest threats to independent filmmaking is production shutdown caused by cast illness or injury.

The Kanan Road Films production model incorporates schedule redundancy.

If one actor becomes temporarily unavailable, production can pivot to alternate scenes, supporting cast sequences, interior stage work, or secondary unit work without shutting down the production entirely.

This flexibility may significantly reduce the financial impact of unforeseen production interruptions.

SAVINGS PER MOTION PICTURE

The studio expects substantial savings through elimination of third-party sound stage rentals, reduced location expenses, reduced equipment transportation costs, reduced office lease costs, reduced storage costs, reduced set reconstruction costs, reduced insurance premiums, and reduced downtime.

The studio estimates direct savings of approximately $800,000 or more per motion picture through facility utilization alone.

Additional savings exceeding $200,000 per production may be realized when productions avoid shutdowns associated with cast illness, injury, or schedule disruptions.

CALIFORNIA FILM INCENTIVES

By maintaining production activity within California, Kanan Road Films intends to pursue all applicable state and local production incentives.

These incentives may include production tax credits and related programs designed to support motion picture production within California.

Combined with internal studio efficiencies, these incentives create a powerful financial advantage across the studio slate.

LONG-TERM STUDIO INFRASTRUCTURE

The facility is more than a warehouse.

It is more than a sound stage.

It is more than office space.

It is the physical foundation of Kanan Road Films & Studios.

A permanent home for filmmaker-driven cinema.

A production environment designed for long-term franchise stewardship.

A facility built to support decades of motion picture production.

DEFINING STATEMENT

Kanan Road Films & Studios is not merely producing films.

It is building the infrastructure necessary to produce generations of films.

A permanent studio home transforms filmmaking from a project-by-project activity into a long-term cinematic institution.
